How a court-ordered sale is different
A probate, trust, partition or divorce sale is not a standard listing. Someone other than the owner holds the authority to sell, that authority comes from the court and the law of the state where the case is filed, and the family is often grieving, disagreeing, or both. Agents who treat these files like ordinary listings run into stalled escrows, missing signatures and buyers who walk.
